Carmel, Indiana, a prominent Indianapolis suburb, hired Development Concepts, Inc. to conduct a Land Use & Market Assessment of the US 31 Corridor, a major office and commercial center for the Indianapolis Metropolitan Area. DCI’s analysis included an inspection of employment trends and an examination of the commercial office, retail, residential, hospitality, meeting, and reception markets. DCI enhanced its own analysis with a survey of employees and residents within the Corridor’s Study Area.
The Assessment found that the US 31 Corridor was the principal driver of Carmel’s tax base as well as the second largest office market in the metropolitan area. Employment trends, coupled with rapidly diminishing land availability for future development, suggested that in order for Carmel to preserve and grow its economic engine, careful consideration must be given to the Corridor’s future role in the regional marketplace. The US 31 Land Use & Market Assessment prefaced the US 31 Strategic Development Plan, also created by DCI.
